Roof and Gutter Cleaning Reminder

Good Afternoon Nepenthians~

Week 1 of the Roof and Gutter cleaning has been successfully completed, with a few hiccups here and there. Thank you to everyone who has cooperated this week with their scheduled cleaning.

As the next three weeks of cleaning come about, we feel that providing the entire cleaning schedule may be more helpful than just the week in process. Please take the time to view the attached and locate your address on the schedule.

This advanced notice should allow everyone to plan accordingly so that Bailey Boys has access to the patio for any clean up needed due to the fallen debris.

If you do not see your address on the attached, please contact the office for assistance, as all homes should be noted on the attachment except for those completed in Week 1.

I hope this email finds you well. I have attached the September issue of the Nepenthe News. In it are articles about recent Board actions including the closure of the pools. We hope you find the information useful.

Friends, we’re getting to the final chapter of this strange year. Who would have thought in February when the coronavirus entered our vocabulary that it would have such an impact on our lives? Whoever you are, wherever you are, I hope you are safe and free from worry about all of the negative impacts that COVID-19 has had. I hope you have food in your cupboards, gas in your car and your monthly expenses in your bank. Big thanks to those of you in the community working in the health industry- I know you’re out there and your sacrifices are so appreciated! I hope Labor Day brings you a little respite from your labors.

RE: Pools are Closed

 

Good morning,
Last night, at the Open Session of the Board, the directors voted unanimously to close all of the Nepenthe swimming pools. Unfortunately, there have been multiple incidents of people accessing the pools without signing up which resulted in too many people at the pools. Other behaviors consistently noted are used diapers left on the pool deck, large groups of people congregating and large flotation devices taking up valuable pool space. This behavior flies in the face of the County guidelines for social distancing.

Rather than expose homeowners to the Coronavirus due to the risky behaviors of those who will not abide by the guidelines, the Board has elected to close the pools. The alternative is to risk fines and pool closure from the County or worse, see community members contract the virus needlessly.

All Nepenthe pools are closed immediately. Thank you for your understanding.

In other news…

Beginning Monday, June 29th the main clubhouse pools will be open for use! The construction will be winding down to a point where it will be safe to have homeowners on the pool deck.

The signup sheet will be located at the gate on Swarthmore Drive and there are five “areas” for five households. The small pool will be divided in half and the lap pool will have the three defined lanes that will serve as separators. The pools at Dunbarton and Elmhurst will continue to operate as they did this week.

Everyone has been so great about following the rules and using the signup sheets which is really appreciated. We have been advised that it is not enough for the association to put protocols in place- we also have an obligation to monitor the use which we have been doing by checking the key card scans against the signup sheets. So far, so good- thank you!

Please remember these important notes:

Most importantly, if you’re not feeling well, stay home!

Maintain physical distancing while at the pool.

Pools will be open from 7am – 8pm daily.

Households wishing to swim will use the dated signup sheet located at the gate entrance to the pool.

Please use the gate with the sign-up sheet for access to the pools.

Swimming periods begin at the beginning of the hour.  Each residence will be allowed to sign up for 1 hour of use – (maximum number of persons per household to be in the pool area is 4).

No pool toys or chairs are to be brought into pool area (except for small safety floats, i.e., blow- up type for arms).

There will be no bathroom access. Be sure to use the restroom prior to your scheduled pool use.

Spas will remain closed and are not to be used. We continue to abide by County restrictions.

Please do not move the stanchions with the yellow “tape” dividing the pools.  Each household using the pool will need to stay within the limits of one of the preset areas.

Finally, do not sign up for multiple hours in a row or the same time frame several days in a row so everyone has an opportunity to swim.

We want to ensure that we can keep them open and that will take everyone’s help.

Good afternoon, Nepenthe!
I am happy to tell you that beginning Monday, June 15th, the clubhouse will be open to the homeowners! We will be observing a number of new protocols for your safety and ours. Here’s what you need to know:

  • Hours:  9:00am to 6:00pm, Monday through Friday (on this first Monday the clubhouse will close at 3:00 pm for an executive Board meeting.)
  • Face coverings will be required as will maintaining 6′ physical distance from other homeowners and staff members.
  • Restrooms will remain closed.
  • The kitchen will be closed and there will be no communal food, including coffee.
  • The fitness center will remain closed.
  • The swimming pools will remain closed until the necessary protocols required by the county can be implemented. Watch for further communications from our office.
Christina, Nirmal and I look forward to welcoming you at the clubhouse. If we are careful and safe, we can all say hello and stay healthy!

We’ve got an article regarding the recently approved Grounds Committee Members’ Duties and some information about the process for opening the pools.

One of our homeowners recently received a delivery of cloth masks. Due to an administrative snafu, he ended up with more masks than he and his family can use and they are offering them here to you, their neighbors. I’ve attached a photo to show you what they look like. There are five cloth masks in each packet and there are twenty packets available. The first twenty households that respond to this email will receive the masks. I’ll follow up with you on Monday to discuss how we will get them to you. I was so touched by this homeowner’s generosity. He has asked to remain anonymous, but I just have to say what a lovely thing to do!

I hope you are all continuing to stay safe. The world has been an especially crazy place of late- it feels difficult at times to know the next right step. Our anonymous neighbor seems well acquainted with John Wesley’s advice to

“Do all the good you can,
By all the means you can,
In all the ways you can,
In all the places you can,
At all the times you can,

As long as ever you can.”

Lastly, some of you have been inquiring about whether the pools will be opening soon. It is important to note that, while the Board of Directors and the management team have been discussing the reopening of facilities in a safe and responsible manner, the state of California still prohibits the operation of pools, spas and community centers.

Even though Sacramento county has been able to satisfy the state’s requirements for moving into phase 2, this is the prevailing order. Please understand that the association must abide by the order as it applies to an HOA.

Here at the office, we miss all the splashing and fun and we miss our regular card groups and pup-friends! All of the activities we took for granted in the past will be so precious to all of us when we can resume them. Until then, we can continue to put safety first. RE: 5-15-20 Weekly Update
Good afternoon, Nepenthe!
I hope you are all staying safe and staying well! Today, I saw the first little turkey poults out with their mama. It looks like the nesting period is ending so please drive carefully as they will be crossing roads with wild abandon!My update is brief today:The water meter installation project is now complete! I think we can all breath a collective sigh of relief now. We will soon be painting the above ground meters a nice, “disappearing” shade of green. As mentioned in the April newsletter, for one year, usage reports will come to the association to help us begin the process of building a budget for water. For that same year, you will continue to receive your monthly water bill from the City of Sacramento. After a year, the bills for the installed meters will come to Nepenthe and your City water bills will go away. Nepenthe has been implementing water saving measures for irrigation for years now in anticipation of this time. The hope and the goal is that the increase in dues will be offset by the elimination of the City water bill. As the usage reports come in to the office, I will share the data in the newsletter so we can all see it and begin to prepare.Yesterday I posted notice on the clubhouse bulletin board informing the community that your Board of Directors is meeting in executive session next week on a matter of member discipline. Per California Civil Code, the Board may meet in closed session for these kinds of matters and a few others as needed. This meeting is closed to the membership, but we are required to post notice two days in advance. Again, to comply with Civil Code, I’ve attached a copy of the agenda to this notice.Please let me or my staff know if you have any questions about this communication.

These interruptions will be intermittent, but residents will probably want to be done with making coffee, taking showers etc. by 8:00 am. RE: Weekly Update
Good evening, Nepenthe,
I hope this email finds you well. As many of you know, the public health order has been extended except for one notable activity- Tennis!
Therefore, beginning tomorrow, May 2nd, all of Nepenthe’s tennis/pickleball courts will be open for your enjoyment.
It is important to note these caveats:
The Pools remain closed.
The clubhouse restroom remains closed.
Entry to the main clubhouse courts is only through the gates.
The courts are not to be used for lessons/drills.
No more than four players on any court.
Maintain physical distancing.

I also want to urge everyone to continue to be careful. It may be tempting to gather with friends and neighbors in the common areas, especially with the beautiful weather and Cinco de Mayo right around the corner, but we ask that you refrain from doing so. Stay home, go for walks, maintain social distancing protocols.Lastly, I want to let you know that there will be no Open Session of the Board of Directors next week. They have elected to postpone the meeting until the date of the Annual Meeting on May 27th. They will, however, be meeting in Executive Session Wednesday, May 6th via teleconference to handle items relating to the formation of contracts, member discipline, legal matters and personnel as permitted by California Civil Code.
