How do I pay my HOA dues?
Effective January 1, 2024, the monthly assessment for each unit is $620. There are several ways to pay your assessments. Assessments are due the first of each month and are late after the 15th.
1. Set up Auto Bill Pay:
The Board of Directors is pleased to offer you the opportunity to pay your regular Association assessment fees using FirstService Residential’s “Click Pay” option. Click the link below to go to FirstService Residential’s member portal, then follow these instructions to get signed up.
2. Make a payment online:
Go to the Online Dues Payment page
3. Pay by check:
Mail check to “Nepenthe Association, PO Box 30354, Tampa, FL 33630-3354”. Please make sure your Nepenthe address is written in the memo line of the check, or you can write your account number. If you don’t know the account number, call FirstService Residential at (800) 428-5588.
How do I find out how much I owe?

What do my HOA Dues pay for?
Each Nepenthe homeowner pays assessments for maintenance of the common areas of the association. In addition, services or costs associated with your particular home will be paid for by your assessments. All homeowners pay for:
- Common area landscaping
- Security patrol
- Siding maintenance and repair
- Roof maintenance and repair
- Amenities – pools, tennis courts, and clubhouse
- Flood Insurance
